South Florida Climate
Miami-Dade and Broward average over 60 inches of rain per year. Humidity and warmth keep algae, mold, and mildew growing on exterior surfaces year-round.
Miami's Oldest Neighborhood, Under Heavy Canopy - we clean historic and modern Grove properties alike, working carefully around the tree cover and older surfaces this neighborhood is built on.

The Grove is Miami's oldest neighborhood and its most heavily shaded. Dense tree cover from Peacock Park through to the bayfront streets means surfaces almost never fully dry, and that is exactly what algae and mildew need. Add the age of the housing stock - a great deal of it original, with older paint, coral rock and softer masonry - and aggressive pressure becomes a real risk rather than a theoretical one.

Much of the Grove's building stock predates modern stucco and sealers. Coral rock walls, original masonry, older painted timber and aged tile all need soft washing rather than pressure. This is not a neighborhood to let someone loose on with a wand.
Coral rock walls and piers, brick and paver drives, heavily shaded walkways, wood decking, screened porches, and barrel tile roofs under constant leaf drop. Leaf tannin staining is common here and needs treating rather than blasting.
Same-week scheduling in Coconut Grove. Most jobs done in a few hours.
