Most residential jobs are priced flat, not hourly. Driveways start at $99, patios and pool decks at $129, house exterior soft wash at $249, and roof soft washing at $299. The final number depends on size, surface and condition - we give you the price up front before scheduling, and there is no surprise on the invoice.
Use the quote form and send a few photos of what needs cleaning, or just call (305) 894-6336. We review the property details and come back with a flat price. Bundling several surfaces into one visit - say a driveway and a house wash - costs less than booking them separately.
No. Everything is quoted as a flat price for the job before we schedule it, so you know the full cost in advance rather than watching a clock.
Pressure washing cleans with force - 2,000 to 4,000 PSI - and suits hard surfaces like concrete and pavers. Soft washing cleans with a solution at about 100 PSI, roughly garden-hose pressure, and is the only safe method for roofs, stucco, paint, siding, screens and wood. Force removes dirt; chemistry kills living algae. Most Miami homes need both, on different surfaces.
Yes - it is the method roofing manufacturers actually endorse. At around 100 PSI nothing is scoured or displaced, so no shingle granules come off and no tile is cracked or lifted. Pressure washing a roof, by contrast, voids most manufacturer warranties.
Those streaks are Gloeocapsa magma, a living algae that feeds on the limestone filler in shingles and the porous surface of tile. The black color is a UV shield it produces. It spreads by airborne spores and runs downward as rain carries it down the slope, which is why the staining looks like vertical streaks.
You should not. Stucco is porous by design, so high pressure forces water into the wall and can blow out sections of the finish. Soft washing cleans it thoroughly without driving anything into the wall - it is the correct method for stucco, painted masonry and siding.
Not if a surface cleaner is used. Striping comes from cleaning with a handheld wand, which leaves overlapping arcs. We use a commercial surface cleaner - a round unit that rides flat and cleans a wide, even path - on every flat surface, which is what prevents striping.
Usually, to a degree. We pre-treat oil with a degreaser and let it dwell before washing. Fresh spills often come out completely; old, deeply penetrated oil generally lightens rather than vanishing. We tell you which to expect when we quote rather than promising a result we cannot deliver.
Yes, at controlled low pressure with a surface cleaner kept moving. Travertine is softer and more porous than concrete and etches permanently under aggressive pressure. Acidic cleaners must also be kept off travertine, marble and limestone - they etch the stone chemically, and that damage cannot be reversed.
Wood should be soft washed, not pressure washed. Pressure carves out the soft grain between the harder rings and leaves a furry, splintered surface that cannot be undone without sanding the whole fence. Low pressure plus a solution cleans it without wrecking the grain.
Driveways and patios every 6 to 12 months, house exterior once a year (twice near the coast), roofs every 1 to 2 years, and fences about annually. South Florida's rain, heat and humidity grow algae year-round, so surfaces here need cleaning far more often than in drier climates.
Not necessarily. As long as we can reach the areas being cleaned and access a water source, most jobs are completed without you present. We confirm everything is done and, for recurring plans, simply keep to the schedule.
