House Soft Washing in Miami-Dade & Broward

House Soft Washing in Miami-Dade & BrowardSoft washing that won't damage stucco.

House soft washing cleans stucco, siding and painted exteriors using low pressure and a solution that kills mildew at the root. Stucco is porous, so high pressure forces water into the wall and can blow out the finish. Soft washing avoids that entirely. From $249.

House Soft Washing in Miami

Why Stucco Needs Soft Washing

Stucco is porous by design - it's meant to breathe. That's exactly why pressure washing it is a mistake. High pressure forces water into the wall assembly, and on older or already-compromised stucco it can blow out whole sections of the finish.

It's also why stucco grows mildew so readily in this climate. The same porosity that makes it breathe gives mold and mildew somewhere to root. You'll see it first on the north-facing elevation and anywhere under a soffit line or behind landscaping, because those areas stay damp longest.

Soft washing solves both problems at once: low pressure means nothing is driven into the wall, and the solution kills what's rooted in the pores rather than skimming the surface.

What we clean

Stucco and painted masonry - the bulk of Miami housing stock.

Vinyl and aluminum siding - where pressure would drive water behind the panels onto the sheathing.

Soffits, fascia and gutter exteriors - the dark streaking under a roofline is usually the first thing an HOA cites.

Screen enclosures and pool cages - the gray film builds on the outside, so owners looking from inside rarely notice how bad it's got.

Entryways, columns and railings.

What It Actually Removes

Mildew and mold bloom, the green algae film on shaded walls, the dark vertical streaking beneath gutters and soffits, salt-air grime on coastal properties, and general oxidation on older paint.

What it won't fix: failed paint. If the paint is already chalking or peeling, cleaning reveals that rather than repairing it. We'll tell you before we start rather than after.

Near the Water

Salt air accelerates buildup considerably. Properties within a few miles of the coast - Miami Beach, Hollywood, North Miami, the canal-front areas - generally need a twice-yearly rhythm rather than annual. The film is finer and grayer than inland mildew and it's easy to mistake for the paint simply ageing.

How Often

Once a year is a solid baseline inland. Twice a year near the water or on heavily shaded elevations. If the north side of your house looks like a different color to the south side, you're already overdue.

Pricing

From $249 for a full house exterior, quoted flat once we know square footage, number of storeys and surface type. Bundling it with a driveway clean in the same visit is cheaper than booking separately. Included in the Bragging Rights and The Show-Off recurring plans.

Questions

House Soft Washing - FAQ

How much does house soft washing cost in Miami?

A full house exterior soft wash starts at $249. Price depends on square footage, number of storeys, surface material and how heavy the mildew growth is. We quote flat and up front, and bundling it with a driveway clean in the same visit costs less than booking the two separately.

Can you pressure wash stucco?

You should not. Stucco is porous by design, so high pressure forces water into the wall assembly and can blow out sections of the finish outright. Soft washing at around 100 PSI cleans it thoroughly without driving anything into the wall - it is the correct method for stucco, painted masonry and siding.

Will soft washing damage my paint?

No. Soft washing uses roughly garden-hose pressure, so sound paint is unaffected. If paint is already failing - chalking, peeling or blistering - cleaning will reveal that rather than cause it, and we will tell you before starting rather than after.

How often should I wash my house exterior in South Florida?

Once a year inland, twice a year within a few miles of the coast where salt air accelerates buildup. Shaded and north-facing elevations grow mildew fastest, so if one side of the house looks a different color to the other, you are already overdue.

Do you clean screen enclosures and pool cages?

Yes, with low pressure and solution only. Screens tear under pressure and frame fasteners do not take the force well. The gray film builds on the outside of the screen, so it usually looks far worse from the street than it does from inside the enclosure.
