What You Need to Know

🗓️
How Often Should You Pressure Wash in Miami?

The short answer: more often than you think. Miami-Dade and Broward County average over 60 inches of rain per year, with heat and humidity that never fully let up — even in "winter." Algae, mold, and mildew don't take a season off here.

By Surface Type

Driveways & Walkways: Every 6–12 months. Shaded driveways and anything near a tree line can go green in 4–5 months.

Roofs: Every 1–2 years with soft wash. Dark streaks on a tile or shingle roof aren't dirt — it's a living organism called Gloeocapsa magma, and it spreads.

House Exterior: Once a year is a solid baseline. If you're near the ocean, twice a year is better — salt air accelerates buildup.

Pool Decks & Patios: Every 6–12 months. These get foot traffic, pool water, and shade — a perfect combination for algae growth.

If your HOA has a maintenance schedule, build your cleaning around it. Most Miami-Dade HOAs expect visible cleanliness year-round.

Soft Wash vs Pressure Wash — What's the Difference?

This is the most common question we get — and the most important one if you want to avoid damage to your home.

Pressure Washing

Uses high-pressure water (1,500–4,000 PSI) to physically blast away dirt and grime. Best for: concrete driveways, pavers, sidewalks, and pool decks. Fast and effective on hard surfaces that can handle the force.

Soft Washing

Uses low pressure (under 500 PSI) combined with biodegradable cleaning solutions that kill algae, mold, and mildew at the root. Required for: roofs, stucco, painted wood, screens, and older surfaces. High pressure on these surfaces causes damage — lifted shingles, cracked stucco, blown-out screens.

Why It Matters in South Florida

Miami's barrel tile roofs and stucco exteriors are everywhere — and both can be permanently damaged by improper high-pressure washing. We use soft wash techniques on every roof and any surface where pressure could cause harm.

HOA Pressure Washing Requirements in Florida — What to Know

Florida has thousands of HOA-governed communities, and Miami-Dade and Broward are two of the most HOA-dense counties in the state. If you've gotten a letter, you know how fast they move.

What Most HOAs Require

CC&Rs vary by community, but most include language around maintaining the exterior appearance of your home — including driveways, roofs, fences, and the home exterior itself. Algae, mold staining, and visible organic growth are the most common violation triggers.

Common Violations We See

  • Black or green staining on driveway or walkway
  • Dark streaks or algae on roof tiles
  • Green or brown staining on stucco or painted exterior
  • Discolored or dirty fence panels

The Easiest Fix

A recurring service plan means you're always ahead of the inspection. We provide service documentation that's suitable for HOA compliance records on Standard and Premium plans.

Why Does My Florida Roof Have Dark Streaks? (And How to Fix It)

If you've noticed black or dark gray streaks running down your tile or shingle roof, you're not imagining it — and it's not dirt. It's a cyanobacterium called Gloeocapsa magma, and it's thriving in your South Florida climate.

Why It Spreads

Gloeocapsa magma feeds on the calcium carbonate in limestone-containing roofing materials. It produces a dark pigment as a UV shield, which is what you see as black streaks. Left untreated, it spreads across the entire roof, retains moisture, and can shorten the life of your roofing materials significantly.

Why You Can't Just Pressure Wash It

High pressure will blast the streaks off the surface, but it also blasts the granules off shingles and can crack or displace tile — voiding your warranty and creating new leak points. Soft washing is the only safe method for Florida roofs. The cleaning solutions kill the organism at the root so it doesn't grow back as quickly.

How Often?

Every 1–2 years in South Florida is a reasonable schedule depending on tree coverage and roof type. Our roof soft wash service is included in the Premium recurring plan.

Does Pressure Washing Actually Increase Property Value?

Real estate agents and appraisers consistently say curb appeal accounts for a meaningful portion of a home's perceived value. In South Florida, where algae and mildew can make a well-maintained home look neglected, the difference between a clean and dirty exterior is visible from the street.

What the Numbers Say

A National Association of Realtors study found that power washing a home's exterior can yield a 100% return on investment — meaning a $300 cleaning can add $300 or more in perceived value before a sale.

For Homes That Aren't For Sale

Preventative cleaning protects surfaces from the kind of long-term damage that requires expensive repairs. Algae and mildew cause staining, etching on concrete and travertine, and moisture damage over time. Cleaning is cheaper than replacing.

The HOA Angle

In HOA communities, a clean property protects the entire neighborhood's values — and keeps you off the violation list. A recurring plan is the lowest-effort way to stay consistent.

What Surfaces Can (and Can't) Be Pressure Washed in South Florida?

Not every surface handles pressure washing the same way. South Florida homes have a specific mix of materials — travertine, barrel tile, stucco, pavers — that each require the right approach.

Safe for High Pressure

  • Concrete driveways and sidewalks
  • Brick and paver surfaces (with appropriate PSI)
  • Pool decks and concrete patios
  • Brick and block walls

Requires Soft Wash or Low Pressure

  • Tile and shingle roofs
  • Stucco and EIFS (synthetic stucco) exteriors
  • Painted wood surfaces
  • Travertine and natural stone
  • Window screens and frames

What to Ask Any Company

Before hiring anyone, ask whether they use soft wash for roofs and stucco. If they pressure wash everything at the same PSI, find someone else. Damage from improper technique isn't covered by your homeowner's insurance — and we're happy to explain our process before any job.

Frequently Asked Questions

How much does pressure washing cost in Miami?

Pricing depends on the surface type, size, and condition. As a general reference: driveway cleaning starts around $149, full house washes from $249, roof soft wash from $299, and patio/pool deck cleaning from $129. We custom-quote every job based on your specific property — use our quote form for a same-day estimate.

Do you serve both Miami-Dade and Broward County?

Yes — we serve Miami-Dade and Broward County, including Coral Gables, Doral, Hialeah, Kendall, Miami Beach, Homestead, Miramar, Pembroke Pines, Hollywood, Davie, and surrounding areas. See our area pages for location-specific information.

How long does a typical pressure washing job take?

A standard driveway takes 1–2 hours. A full house wash runs 2–4 hours depending on size. A combined driveway + patio + house wash is typically a half-day job. We'll give you a time estimate when we confirm your booking.

Do I need to be home for the service?

Not necessarily. As long as we have access to your property (open gate, water access) and a way to reach you if anything comes up, most jobs can be completed while you're at work or out. We send before-and-after photos when we're done.

What is a recurring service plan?

Our membership plans are annual contracts with scheduled cleaning visits throughout the year — 1×, 2×, or 4× per year depending on the plan. Monthly automatic billing spreads the cost out. We handle all the scheduling and reach out to confirm before each visit. It's the easiest way to stay HOA-compliant and keep your property looking its best year-round.

Is soft washing safe for my roof?

Yes — soft washing is the only recommended method for roofs. The cleaning solutions we use are biodegradable and specifically designed to kill algae and mildew without damaging roofing materials. High-pressure washing on a tile or shingle roof causes damage and can void manufacturer warranties. We always use low-pressure soft wash on roofs.

Will pressure washing remove oil stains from my driveway?

It depends on how old the stain is and what the surface is. Fresh oil stains on concrete respond well to pre-treatment and pressure washing. Old, deeply set oil stains on porous concrete may lighten significantly but not fully disappear. We'll let you know what to expect before we start the job.
