Pressure Washing

Uses high-pressure water (1,500–4,000 PSI) to physically blast away dirt and grime. Best for: concrete driveways, pavers, sidewalks, and pool decks. Fast and effective on hard surfaces that can handle the force.

Soft Washing

Uses low pressure (under 500 PSI) combined with biodegradable cleaning solutions that kill algae, mold, and mildew at the root. Required for: roofs, stucco, painted wood, screens, and older surfaces. High pressure on these surfaces causes damage — lifted shingles, cracked stucco, blown-out screens.

Why It Matters in South Florida

Miami's barrel tile roofs and stucco exteriors are everywhere — and both can be permanently damaged by improper high-pressure washing. We use soft wash techniques on every roof and any surface where pressure could cause harm.

Florida has thousands of HOA-governed communities, and Miami-Dade and Broward are two of the most HOA-dense counties in the state. If you've gotten a letter, you know how fast they move.

What Most HOAs Require

CC&Rs vary by community, but most include language around maintaining the exterior appearance of your home — including driveways, roofs, fences, and the home exterior itself. Algae, mold staining, and visible organic growth are the most common violation triggers.

What to Ask Any Company

Before hiring anyone, ask whether they use soft wash for roofs and stucco. If they pressure wash everything at the same PSI, find someone else. Damage from improper technique isn't covered by your homeowner's insurance — and we're happy to explain our process before any job.
