Is Soft Washing Your Roof Safe?

Short answer: yes, soft washing is safe for roofs, and it is the only roof-cleaning method most manufacturers actually endorse. The confusion comes from people using soft washing and pressure washing as if they were the same thing. They are opposites.

Why it is safe

Soft washing cleans with chemistry, not force. It runs at roughly 100 PSI, about what comes out of a garden hose, combined with a solution that kills the algae and mildew at the root. The solution does the cleaning. The low-pressure water just carries it on and rinses it off.

Because there is no blasting, nothing gets scoured, cracked, or displaced. Shingle granules stay where they belong. Barrel tile does not get walked or hammered with pressure. Water does not get forced under the tile where it causes leaks.

Why pressure washing a roof is the unsafe version

High pressure on a roof is where the real damage happens. It strips the protective granules off asphalt shingles, cracks and lifts tile, and drives water into places it should never go. Most roofing warranties are void the moment someone pressure washes the roof, and the Asphalt Roofing Manufacturers Association specifically recommends low-pressure cleaning only.

So the safety question is really a method question. A soft wash is safe. A pressure wash dressed up as roof cleaning is not.

How to confirm you are getting a real soft wash

Ask what PSI they run on the roof, and ask what solution they use. If the pressure is anywhere near what they use on a driveway, or if the answer is just water at low pressure, that is not soft washing. Here is how we soft wash roofs, warranty-safe, from the ground and ladder wherever possible.

Common Questions

Is soft washing safe for shingles?
Yes. Soft washing uses roughly 100 PSI, about garden-hose force, so no granules are scoured off the shingles. Pressure washing, by contrast, blasts the granules off and shortens the roof's life.

Does soft washing damage tile roofs?
No, when done right. The whole point of soft washing tile is to avoid the pressure and foot traffic that cracks it. The cleaning solution does the work, so nobody has to blast or walk fragile barrel tile.

Will the chemicals hurt my plants?
Not with proper technique. Landscaping is wet down before and rinsed after, so the solution is diluted and washed off the foliage. A careful crew plans for runoff, it does not ignore it.
